VA-required down payment
VA does not require a down payment when full entitlement, value and the approved loan structure support full financing.

John Bramley · Loan Originator · Barrett Financial Group · NMLS 192835VA backs part of a loan made by a private lender. That guaranty can produce meaningful advantages, while the lender still decides approval, rate, fees and affordable loan amount.

VA-backed loans do not require monthly private mortgage insurance. A one-time funding fee may apply unless exempt.
VA reports that nearly nine in ten VA-backed loans are made without a down payment.
Prior use does not end the benefit. Restoration or remaining entitlement may support another purchase.
A Certificate of Eligibility confirms qualifying service and shows entitlement. It does not approve the mortgage. John can help request the COE and then review the credit, income, debts, assets and occupancy facts that determine the actual loan path.

Combine the mortgage with insurance, taxes, association costs, closing cash and the rest of the household's obligations.
Review credit, income, debts, assets, occupancy and property direction before an offer is written.
Use a separate inspection for condition and the VA appraisal for value plus minimum property requirements.
Resolve conditions, review the Closing Disclosure and confirm the final payment and cash before signing.

Orders and occupancy can set the clock. Flood exposure, wind coverage, property condition and condominium status can change the payment or the path to closing. Those details belong in the first conversation, while the buyer still has choices.
The VA funding fee is only one piece. The plan should include appraisal, title, taxes, insurance, lender charges, prepaid items and negotiated credits.

Read John’s borrower and partner reviewsVeterans, active-duty service members, qualifying National Guard and Reserve members, certain surviving spouses and a small number of other eligible service categories may receive a COE. Actual eligibility depends on the service record and applicable VA rules.
No. The COE documents benefit eligibility and entitlement. The lender separately reviews credit, income, debts, assets, occupancy, the property and the complete loan file.
Often, yes. Used entitlement may be restored in qualifying situations, and remaining entitlement may support another purchase even before full restoration.
It is a one-time charge that helps support the VA loan program. The amount depends on loan type, down payment and prior use. Some borrowers are exempt, including certain recipients of service-connected disability compensation and qualifying surviving spouses.
The buyer may request a Reconsideration of Value, renegotiate, pay the difference, or use the VA escape clause to exit without losing earnest money when the clause applies.
Possibly. The condominium project must meet applicable VA requirements, so approval status should be checked before an offer.
